We are certainly not wishing away the summer. However, as the holidays begin to wind down, many homeowners are starting to think about an autumn move.

So, is this a good time to sell in Brighton & Hove? The short answer is that it can be. However, putting a property online in September does not automatically lead to a successful sale.

Buyers have more choice and remain careful about price. The homes attracting the strongest interest tend to combine good presentation, sensible pricing and a clear marketing strategy.

What is happening in the Brighton & Hove property market?

The local market is more stable than some national headlines suggest. The latest Office for National Statistics figures show an average Brighton & Hove property price of £408,000 in June 2026. That figure was broadly unchanged from the previous year.

However, the wider picture varies between different types of property. Average prices for terraced and semi-detached homes rose by 1.7%. Meanwhile, prices for flats and maisonettes fell by 1.1%.

Brighton & Hove is not one single property market. A family home in Fiveways attracts a different buyer from an apartment in central Hove. A property near Brighton Station may appeal to someone looking for an easy commute. Understanding those differences helps determine how to position each property.

Will September bring more buyers?

September often brings renewed activity as holidays end and buyers return to their property searches. Zoopla’s market research suggests activity could improve after a quieter summer. However, it also highlights the importance of preparing and pricing correctly.

Locally, buyer registrations have already started to pick up as the holidays draw to a close. That is encouraging, but an autumn market does not remove the need for a clear strategy. Buyers will compare their options and consider carefully what represents good value.

Pricing is part of the marketing strategy

The right asking price should attract interest while protecting the property’s value. That does not mean choosing the highest suggested figure and hoping the right buyer appears. It means understanding how the property compares with others on the market.

Recent sales, competing properties, condition, layout and outside space all influence the right approach. For apartments, lease terms and service charges can also shape a buyer’s decision.

The first few weeks are particularly important. A property that enters the market at the right level has a stronger chance of building early momentum.

Presentation needs to capture attention

When buyers have plenty of choice, a property needs to give them a reason to stop scrolling. That does not always mean carrying out major work. Small improvements can make a real difference.

Fresh decoration, better lighting or a more considered layout can help buyers see a property’s potential. Outside space also deserves attention, even as summer comes to an end.

Professional photography, thoughtful wording and good video content should then bring everything together. The aim is to show not just the property, but why someone would want to live there.

What happens after the launch matters too

A good marketing strategy should not stop once the property appears online. Viewings, buyer feedback and online interest all show how the market is responding. Regular communication helps sellers understand what that feedback means.

If buyers raise the same concern, there may be an opportunity to address it. If interest is strong but offers do not follow, the approach may need reviewing. Taking action early helps keep the sale moving in the right direction.

Autumn can offer a good opportunity for homeowners who are ready to sell in Brighton & Hove. However, a successful sale still depends on understanding the property, the likely buyer and the local market.
